An Accommodation Building in the South

An accommodation building in the south, located in Southwark, close to London South Bank University, King’s College London’s Waterloo campus and a top ballet school, are two prominent student accommodation blocks, in need of an overhaul to provide effective weatherproofing and extend the life of the buildings.

History Of The Project

The original roofs of these blocks were in need of an overhaul to provide effective weatherproofing and extend the life of the buildings. Furthermore, the roof of a podium courtyard, which connected the two buildings together, was showing signs of water damage. With several hundred students occupying bedrooms and studios in the buildings throughout the works, the roof refurbishment needed to be carried out safely and without disruption to them.

The Challenge

The former single ply roofs on the two accommodation blocks had weathered and needed to be treated with an effective waterproofing solution. However, because the buildings were occupied by students, they both needed to stay fully open while the works took place.

The previous waterproofing on the roof of the podium between the two buildings had failed, which meant the roof was retaining moisture between the build-up and needed to be stripped back to a viable substrate. This space needed to be accessible to students at all times, meaning the roof works needed to be carefully phased.

With students residing in both buildings and constantly walking across the podium throughout the works, it was essential to avoid any risks associated with hot works or strong odour by using a cold-applied, ultra-low-odour waterproofing solution.

The Solution

The two main roofs were jet washed to remove dirt and debris and then a coat of Centech epoxy metal primer was applied. Two coats of the fully reinforced Centech PU system, which is reinforced with Centech GFM for stability, were then applied to provide a watertight finish. Solar panels were also installed.
A new rooftop terrace was created on one of the buildings and was finished with a new paving slab and adjustable pedestal system. A modular build extension, complete with warm roof, was also installed on this roof to provide a private dining room and lounge for students. New rainwater outlets were fitted to ensure the new roof drained adequately.

The roof of the podium was stripped back and a warm roof, which consisted of a Centech SA Carrier vapour control layer, Centech PIR tapered insulation and Centech APA 20 BUR system, was installed.

Insulation was used on both the terrace roof and podium roof to achieve the required U-values and ensure the necessary falls to existing outlets to prevent standing water.

Ultra-low odour, non-flammable and free of any harmful materials, Centech PU and Centech APA are among the safest liquid roofing solutions available.

Both systems are fast and simple to apply, enabling the project to run to schedule in the student-populated buildings.

Performance Benefits

The cold-applied Centech PU and Centech APA waterproofing solutions eliminate the need for hot works and are easy to use and rapid to apply, even in poor weather conditions.

Free of harmful materials and ultra-low in odour the Centech system did not pose any risk to students, staff or roofing operatives. There were no complaints or disturbances about smell, noise or disruptions during the entire project.

A full Centaur 20-year single point guarantee was provided on completion of the project.
