Festival Leisure Park is an iconic and long‑established entertainment complex, offering a wide variety of activities that attract visitors throughout the day and well into the night. The destination features a modern cinema, a popular bowling centre, a dedicated wakeboarding facility, vibrant nightclubs, a selection of bars and an extensive choice of restaurants. Since opening in 1998, the park has become one of the region’s most recognisable leisure landmarks, welcoming more than 3.2 million visitors every year and serving as a key social and recreational hub for the surrounding community.

Despite its continued popularity, the condition of several roof areas across the complex had deteriorated significantly. The original single‑ply membrane had previously been overlaid with a liquid‑applied reinforced polyester system on four roof sections totalling approximately 4,500m². Although this earlier refurbishment provided temporary improvement, the coverings were now exhibiting severe degradation, including cracking, blistering and general breakdown of the waterproofing layer. These issues had resulted in persistent leaks being reported throughout the building, creating operational challenges for tenants and ongoing maintenance concerns for the site management team.

The failing roof system was no longer watertight, nor did it deliver the thermal performance expected of a modern leisure facility. With the venue operating seven days a week and accommodating millions of visitors annually, the need for a reliable, long‑term solution was both urgent and essential. Continued deterioration risked increased water ingress, potential disruption to businesses and rising energy inefficiencies across the complex.

A rapid, robust and minimally disruptive treatment was therefore required to restore full waterproofing integrity, enhance thermal efficiency and ensure the building envelope could continue to support the demands of a high‑footfall entertainment environment. The project needed a solution capable of delivering durable protection while allowing the site to operate without interruption.

History Of The Project

Festival Leisure Park is an iconic entertainment complex with a cinema, bowling, wakeboarding, nightclubs, bars and restaurants. Built in 1998, the leisure park welcomes more than 3.2 million visitors a year. The existing single ply membrane had already been overlaid with a liquid reinforced polyester on four roof areas totalling around 4500m2 and was showing signs of sever degradation and deterioration with reports of on-going leaks. The roof areas were neither watertight nor thermally efficient and needed to be quickly treated to stop these ongoing issues.

The Challenge

Core samples were taken which identified that the existing roof build-up was a profile metal deck laid to fall, with no vapour control layer. It had mechanically fixed 50mm PIR insulation, a single ply membrane and a liquid polyester reinforced membrane overlay. The existing insulation was saturated and did not meet current building regulations.

Furthermore, because there was no vapour control layer, the entire roof was at risk of increased interstitial condensation. A new warm roof was therefore needed to adequately insulate the roof.

These issues meant that the roof needed to be fully stripped back and thermally upgraded. However, the works needed to be carried out with minimal disruption and without posing any health risks to visitors as the shops, bars and restaurants were to remain open to the public throughout.

The Solution

Centaur were approached by the surveyors looking after these works to survey and issue a suitable specification. The works were tendered and Heartfelt Roofing & Construction Ltd were appointed to carry out the roofing works.

The existing roof build-up was stripped back to the profile metal deck, before installing a new Centech full BUR warm roof to comply with current building regulations. A vapour control layer and new 130mm PIR insulation was installed to achieve the required u-value of 0.18W/m2K. This was mechanically fixed to prevent any potential future issues with wind-up lift

Centaur Standard was specified to waterproof the roof areas as it is extremely low odour with no isocyanate monomers, which eliminated any potential issues from people smelling or inhaling harmful substances.

Non-flammable and cold applied, Centaur Standard achieves Broof (t4), meaning there is zero risk of fire both during installation and upon completion of the works.

The Centaur solution is a liquid membrane, which utilises a GFM matting, so it lent itself well to the complex detailing on the roofs, which included various plant, equipment, rooflights and terminations.

The existing roof build-up was stripped and the new built-up roofing system was installed. Due to the size of the job, the works were carried out over an eight-month period, which continued through the winter months.

Because there was no temporary roof in-situ, it was essential to keep the building watertight throughout the works. Night seals were therefore fitted at the end of each day to minimise any disturbances to the building occupants below from any water ingress during the works.

Non-flammable, ultra-low odour and free of any harmful materials, Centech PU is one of the safest liquid roofing solutions on the market. It is cold-applied and cures quickly, making it easy to work with.

Performance Benefits

The Centaur system does not require hot works on the roof, which pose a risk of fire. The single pack solution is quick and simple to apply and is fast-curing enabling the contractor to cover the vast 4500m2 roof as quickly as possible – all while the complex remained open.

The low odour and safe formulation of the solution ensured that no one was exposed to any unpleasant odours or the risk of sensitisation by inhalation during application.
