Built in 1997, Copperfield Court is a well-presented residential complex in the heart of Dickens Heath Village, Solihull, with 34 apartments extending over three floors.

The complex still had the original walkways, which stretch around the inner perimeter of the building. The concrete surface on the balconies had separated from the substrate, which was a safety risk as well as being unsightly. They needed total refurbishment to ensure they were safe and usable again.

History Of The Project

Built in 1997, Copperfield Court is a well-presented residential complex in the heart of Dickens Heath Village, Solihull, with 34 apartments extending over three floors. The complex still had the original walkways, which stretch around the inner perimeter of the building. The concrete surface on the balconies had separated from the substrate, which was a safety risk as well as being unsightly. They needed total refurbishment to ensure they were safe and usable again.

The Challenge

The main contractor Rota Contracting Ltd found that the profiled metal deck of the two balconies had corroded. Furthermore, the concrete glazed tiles were de-bonding and had become an eyesore and a trip hazard.

With residents living in the building, it was vital to use a cold-applied, low-odour waterproofing solution to eliminate any health or fire risks, whilst also accommodating the complex detailing on the balconies.

The Solution

The refurbishment of the walkways was planned in three phases – each of around 100m2 – to allow access to all the apartments at any time.

The existing waterproofing was stripped back to a viable substrate prior to the installation of the Centech APA 20 system to prevent future moisture penetration.

A new screed was poured to falls in accordance with BS 6229:2018 (the British Standard code of practice for flat roofs with flexible waterproof coverings) to prevent future standing water. This was then prepared and dressed with the Centech APA 20 system to provide long-term, seamless waterproofing.

To minimise the likelihood of outgassing, which can result in pinholes appearing in the coatings, the screed was carefully assessed for moisture content and the presence of air before the coating was applied.

The installation was time-consuming given the amount of detailing required on the balconies, such as the balustrades and edge trims.

Centaur’s anti-skid Quartz grit was then applied to ensure the walkways were safe underfoot.
