‘Inspired’ in Bracknell is a modern, glass‑fronted office building whose existing roof required a robust liquid waterproofing upgrade. Originally built in the mid‑1980s and later refurbished with a new atrium and modern amenities, the building needed a long‑term, seamless waterproofing solution to protect the roof area and maintain performance.  

History Of The Project

‘Inspired’, Bracknell is a modern glass fronted multi-use office building on Easthampstead Road in Bracknell in the heart of the Thames Valley. Inspired was developed in the mid-1980s and had previously been completely refurbished internally, with the addition of an impressive double height atrium in place of an open courtyard, as well as café, showers, LED lighting and a decked car park to the rear. The existing roof area needed a durable liquid waterproofing solution to provide long-term, seamless waterproofing.

The Challenge

The main contractor ‘Rob Davis Waterproofing Solutions Ltd’ examined the existing felt roof, which was finished with chippings. Roofing expert Steve Cookson of Cookson Associates conducted a thorough moisture mapping exercise and found that some areas had moisture within the build-up. These areas varied from slightly damp to saturated.

These areas would need to be cut out and replaced, however because the project would run through the winter months, the team needed to avoid removing the perished sections when the weather was poor.

The whole roof was in need of refurbishment to provide effective waterproofing, whilst also accommodating the complex detailing, which included various upstands, parapets, penetrations, cables and pipes, plant and free-standing equipment and a walkway grill.

In addition, all the gutters were to be cut out and replaced also.

Whilst all the tenants had people working inside the building throughout the works, it was vital to use a cold-applied, low-odour waterproofing solution to eliminate any health or fire risks and allow the space to remain operational throughout.

The Solution

The original chippings were to be removed first.

The contractor needed to work closely with the building manager and the tenants to plan the timings of this noisy element of work, to minimise disruption to their operations.

Sections of saturated roof were cut out and replaced with a new Centaur built-up roof system. which consisted of a Centaur SA carrier membrane and vapour control layer. The entire roof was power washed before being primed.

A first embedment coat of Centaur Standard was applied to the substrate roof surface and reinforced with Centech Glass Fibre Mat. A second coat of Centaur Standard was then applied to fully waterproof the roof. All the original gutters were also replaced.

Performance Benefits

Eliminating the need for any hot works on the roof, Centaur Standard was safe to use and, because it is low odour, it did not expose any employees to pungent smells or the risk of sensitisation by inhalation during application.

The Centaur solution is quick to apply and cures rapidly, even in cold and wet conditions, which was an advantage as the project ran from September to March. The liquid solution was also able to easily accommodate the detailing on the roof.

A comprehensive Centaur 20-year single point guarantee was provided on completion of the project.
