Situated on one of the most exclusive streets in London with stunning views over St James’s Park stands this grade II listed, stone-fronted building. The building was acquired in 2021 by new owners, who commenced a major refurbishment to upgrade and provide over 42,000 square feet of office space. The project was completed in 2024. Several roof areas were in need of attention to ensure they remained watertight, thus protecting the integrity of the historic building. Within the specification were plans to provide green sedum and blue roof areas to contribute to sustainability.
The original roof areas had weathered and needed to be overhauled with a high-quality waterproofing solution. However, because the building is listed, it was essential that no hot works were used that could pose any risk of fire.
With the building in a prominent city location, it was essential to avoid any risks associated with hot works or dangerous materials by using a cold-applied, ultra-low odour waterproofing solution.
All of the roofs were stripped back to the concrete deck prior to the installation of the new Centech warm roof system, which consisted of a Centech SA Carrier/VCL vapour control layer, Centech PIR insulation, Centech SA Carrier/VCL carrier membrane and Centaur Standard 20 BUR system. Gutters and sumps were incorporated into the insulation to help with drainage.
The roof of the seventh floor was then overlaid with a blue roof system to store and release rainwater and the roof of the eighth floor was overlaid with a green sedum roof system to absorb rainwater and provide a habitat for wildlife.
The Centaur system was quick to install, minimising the time the contractor spent on site.
A cold-applied solution, the Centaur system eliminated the need for high-risk hot works on the roof of the listed building. It is also ultra-low odour, which ensured that people were not exposed to strong odours or the risk of sensitisation during installation.
Skylights and vertical lightwells were incorporated into the building to increase the amount of natural light flowing in. The lightwell roofs were finished with termination bar and black Centech PU sealant to make them watertight.
The Centaur Standard 20 BUR system was rapidly applied, which minimised the contractor’s time on the roof during the overall refurbishment programme. The liquid-applied system could easily achieve a seamless finish, even around the complex detailing on some of the roof areas.
The ultra-low odour and safe nature of the system ensured that occupants in the adjacent buildings were not exposed to intrusive odours or the risk of material sensitisation during application.
The blue and green roof areas have helped to manage stormwater run-off, with the green roof also improving the thermal performance of the building as well as overall air quality.
On completion of the project, a Centaur 20-year single point guarantee for materials and labour was provided.
